I can't seem to run it on Ultra Quality maxed. Well I can run it but its horrible.

So if I enable everything and run it max then I hit new game or w.e, it will start loading, takes ages to load :/. Then once its loaded and you walk around its all laggy and horribly slow if you get what I mean. Sort of like lag when your playing online similar to that, but this is on singleplayer. Spec is in sig. I just find it strange as I can play any other game fine on max, Oblivion, Battlefield 2, F.E.A.R. etc.
 
Try more virtual ram?
I set AA as 16x (Its application controled)
No viruses what so ever, but I do have an anti-virus running, not scanning just sitting idle AVG. I don't leave any programs running really, just Msn and Xfire.
I have the latest patche and enabled the dual core.
 
^Okay well right enough I lowered it down to 4x AA and in game its smooth no lag etc. However it still seems to take a while to load up levels etc.
