If you were sharing a terraced house with three other people, i.e. 4 sharing in total with one living downstairs and 3 living upstairs.

You already have a combined toilet/bathroom with shower upstairs and an open plan kitchen/living area, would you prefer:-

-an additional toilet/washhand basin downstairs
(or)
-an additional shower room downstairs (no toilet).

Basically there is only room for one or the other. Which would you prefer?. Particularly interested in comments from people with first hand expereince of this.

Thanks all. Very interesting.

We thought of a wetroom which is, like you say, basically a shower with a toilet in it. There is maybe just about room for it and I would pay for it if I thought it would be a success.

The reason I dismissed it is becuase in a heavily shared house I thought things like this are a nightmare to keep clean. They are frequently soaking and people going in with muddy/dirty shoes for a quick leak, maybe occasionally missing and adding to the wet on the floor, so that the next person showering doesnt know if hes standing in water or what, and causes it to rapidly start looking like a dump, unless almost everyone in the house is very careful to keep it clean. Intrigued to hear they have them in halls. If you had Phil around it would be fine. (Phil just ask if you are ever looking for a house in Withington :) )

Otherwise I would agree that the toilet makes the most logical sense, seeing as it will probably get used several times a day wheras a shower perhaps by one or two people once a day. I could add a bit of a washhand basin with mirror so people could have a wash/shave there if necessary.

But people arent logical so perhaps a shower would be better. Also, there is the more cleaning needed argument particularly as the toilet will be opening into the living area and you dont want it smelling. Also I have had it from a landlord with about 40 houses that an extra shower makes houses very easy to let.

I might put the different floorplans up later for comment.
