Random lag spikes in batman arkham asylum and mostly gta4

Since upgrading to a GTX 570 I have been getting random game freezes/spikes in 2 games I play. Gta4 especially, the game is unplayable! As soon as I go outside from the safe house the whole game lags until I stand still. If I move again it will lag, driving a car causes it to alsmost completely crash.

I bought batman arkham asylum today Aswel and ran that (upto date through windows live) and I noticed it will run fine through the cut scenes, run fine through the fighting etc but as soon as I go into a new room/zone there will be a brief moment where it freezes or lags before smoothing out again.

I'm using the one before the latest nvidia drivers 275 I believe and I have a ASUS GTX 570 Direct CU II.

Other hardware:

AMD phenom II x4 [email protected]
MSI 890GXM-G65 board
8gb crucial ram
3 7200rpm drives (2x1TB and 1x500gb)
Fan controller
Cd/DVD drive
Corsair H70
200mm fan
2x120mm fans

PSU corsair HX650


What could be causing this? I had a fair few driver swaps when I had my 5870 crossfire setup which inevitably causes it to unstabilise in which I sold both GPU's. When installed My gtx570 I used driver sweeper to remove all ATI drivers before installing the new Nvidia drivers. I didn't remove the physx drivers however as that was pre-installed by 3Dmark vantage...


Please help :(

I was wondering could it be a driver clash/error? Maybe i deleted a file via driver sweeper that I shouldn't have? Or maybe I need to reinstall physx but how do I do this? Also if physx was the culprit, then why the lag in gta4 because it doesn't have support for physx. All other games are fine, BC2, mafia 2, global agenda, city of heroes, dirt 2, champions online, steam games like left 4 dead and warhammer all run fine..

So annoying :(
 
Should I uninstall the drivers via control panel in windows? Will I need to use driver sweeper?
 
I forgot to mention that when I first loaded the game it says I have a realtek sound driver/device installed which is known to have compatibility issues with this game... However I only have onboard sound and I think my onboard uses the realtek software to provide HD Audio.. If I remove it I will lose my sound right so how do i get around this problem provided that updating drivers don't work?
 
Use driver sweeper and get rid of it all. Then update to latest drivers in my post.

Is getting a £20 sound card out of the question? You will see a huge difference. Well hear one anyway :p
 
I've been looking at the Asus Xonar D2 pci card. I only have access to a pci slot and not a pci-e slot since my gpu covers up 3 slots!
 
Uninstalled the 275 drivers and driver sweeped everything in the display driver area in safe mode then installed the new drivers provided by Cleee and it's working beautifully now :) thanks man!
