Renting a House - Admin Costs

Hi,

Me and Kate are looking to rent a house for £550 pcm in the countryside.

Can you advise if there "move in" costs are about right or if we are being ripped off?

£200.00 holding fee to take off the market (probably refundable)
£150.00 +VAT move in fee for 1st tennant
£50.00 + VATf or 2nd tennant
£50.00 + VAT guarentoors fee
£50.00 + VAT some other fee (will check later)

So we are looking at 300 + VAT in admin assuming that the holding fee is returned. Plus six weeks rent as a deposit.

Does this seems about right or are we getting ripped off?

£500 quid and your not sure you're getting any of it back????? :eek:



At the very most there should be a small admin fee as well as the deposit + when you move in obviously you pay the 1st months up front
You are being had here imo.

FLippin Admin charges!? I have never in my life paid those when moving into rented property. Alsways just first months rent as a deposit which is returned when you move out.

£50.00 + VATf or 2nd tennant - Agents choice
£50.00 + VAT guarentoors fee - only if you have a guarentor (have you?)
£50.00 + VAT some other fee (will check later) - pass lol

Its the price you pay for going with agencies instead of private landlords.

For a rented 2 bedroom house via an agency:

£725 1st months rent
£1087.50 - 6 weeks deposit
£133.75 - Preparation of legal documentation and inventory charges
£150 - The cost of the credit check for 2 of us.
£75 - The cost of someone to come round and take an inventory of every nook and cranny of the house for marks, cracks etc...

£2175 just to move into a damn house. A blessing we both have good jobs otherwise we would be %$£&^%.

You are correct. It is refundable but if for any reason you do not comply with all the neccessary checks i.e credit check and you fail for the tenancy, they will tell you that you cannot have the property and most times, they will NOT refund the holding fee.

This happens a lot now with agents. Best to check with them beforehand.

It makes me sick that all the agents do is walk 5 steps and take the advert from their window and charge you £200 for doing so.

just wondered if you're factoring in all your other business costs OR the actual price for just the reference...

But who do you phone/get in touch with?

For that £150 (inc VAT )

we get refrences, create the documentation (tenency agreement etc)

refrences - we write to there employeer / past employer also write to current / previous landlord and also to 2 people for character refreneces

uhh ok...

so you insert the tenants name into your standard tenancy agreement (i very much doubt you create from scratch an entire new tenancy agreement for each and every single tenant). you type up a letter.....

What if the tenant actually provides references from previous landlord and employer do you refuse to take their references?

jesus that costs zero to do.... by the prospective tenant bud....

I was expecting you to say smt like a thorough background and credit check with some other official agencies??? uhmm :confused:

indeed if we go it for free we make no money, and we wouldnt be a business then ;)

and we are the cheapest in the area
