Renting a new flat... a question!

Just tell them that you get your statements online!

If they do a referencing check through MARAS (i think is what it's called) they will evaluate how much a risk you are, and depending on your rating will make recommendations to your landlord.

I have lived in rented accomondation for about 5 years (3 in Uni) and have never been asked to show bank statements.

I wouldn't feel comfortable giving such personal information to a private landlord, less so with an agency.

Its not a law to need to see bank statments, you'll find some agents do a credit check.

i would say by the sounds of it that landlord has had previous bad tennents that couldnt pay rent, therefore by asking for yours he can see you can aford it.

i recomend showing the statments but blank out the parts you dont want him to see. for example all the television x PPV ;) as said above lol

nah dont show him if you dont want, find somewhere else if he gets funny theres too many flats empty ready for renting to be fussing over this that much.

Hmmm, maybe I'll blank out my outgoings amount and final amount but leave the description in.

Then he knows that I don't have any credit cards / loans etc... but will see "sainsburys" etc...

Should be happy with this, also if for example say we have a lot saved up... he could put the rent up because he thinks "they can afford it" (just an example).

he cant just stick the rent up after seeing your bank statment.

blanking all the amounts out is pointless, you might as well not bother showing him lol. just tell him you not going to show him.

only problem with doing that is he's gunna turn around and tell you where to go, id get looking for something else lol

Not really, surely he'll be looking at regular outgoings / credit cards / loans?

If he sees sainsburys / halfords etc... he doesn't need to see the amount?

:)

Any agent? Rubbish.

ok all the agencies that i work along side will ask for bank statments or run a credit check on you.

im only stating what happens within the line of work that i have been doing a while in my area. thats all.

all the agents in a 20mile radius of my office here will ask for bank statments or run credit checks.

if your worried about it, buy a credit record thing from experien and give him that?

he will be looking at your ingoings vs outgoings. so if your end balence is -£20,000 every month then he's going to be concerned.

Running a credit check? Absolutely fine! Asking to see my bank statements not a chance in hell! I'd find a new flat. Surely the point of paying rent upfront, deposits and legal contracts are protection enough.

thats no protection at all really. think about it.

if someone moves in they give one months rent in advance, + one months rent for deposit. so effectivally thats 2 months rent.

the tennent then turns out to be a complete tool and doesnt pay the then the deposit is used for months 2 rent. then he doesnt pay again, they are then tied into a 6month tenensy. so there is no easy why to get them kicked out for the other 4months. even then they have to have 2 months notice.

legal contract says "I will pay x amount a month etc" but there are tools out there that dont and screw up.

you;d be supprised how oftern it happens

Number of people here who would have a bit of difficulty getting a mortgage then. Payslips, bank statements and in some cases credit card statements can be required when obtaining ones first mortgage.

If there's nothing to hide why be worried about it.

Any agent? Rubbish.

I have moved house 6 times in the past 3 and a half years and every agent I have used has requested previous bank statements as part of their security/credit check process.

From my experience it is standard practice with agents. I don't know about working direct with a landlord though.

Be advised, if you refuse to provide what he wants which is perfectly within your rights, he is also perfectly within his rights to tell you to get lost and not let the property to you.

finally someone is seeing what i am saying. i accept i dont know how agents all over the county work, but with all that i know of and have delt with the standard practice is this.

like the above poster said, if you have nothing to hide they why worry?

I have explained all my outgoing costs to him, and my incoming with proof. The rest of it, ie my disposable income I have blanked off. He can still see the description, just not the amount of my final balance.

:)

in his mind he is going to wonder what you are hiding. what is the problem with him seeing the balance?

we had someone sign up the other day with 90k in cash in there account. no bother to us, or the landlord. and they had 3k a month coming in. not even a thought of upping the rent.

once you have agreed the rent he wont chuck it up. it just seems strange that you wont let him see, in his mind he'll be sceptical

Ok, a little update.

I was meant to meet the guy at the flat tonight at 7, ... at 7.30 I ring his housephone for him to tell me I was meant to meet him there- even though he hadn't given me his home address.

He gave us a moc contract which apparently had his full address on to look at for 5 minutes, and apparently because there were 3 of us (Dad, girlfriend and I) one of us should have remember the address?! Oh and we planned to meet AFTER we had looked at the contact.

-

He then went on to say my girlfriend didn't seem too keen... I said she was keen, she's just a little quite... he said well that's how it came across.

-

Then he went on about he wasn't happy about my dad being there, even tho he offered to do some improvements to the flat. It needed painting and new flooring etc... my dads is a decorator by trade for insurance jobs and knows his stuff. He was there to see how we could improve it for a long stay (which is what the landlord wanted).

-

He then said he didn't want to be there that long, even tho I ended up helping him taking the old washing machine out and some furniture. Also he said "we asked to many questions!!!". What, we asked about sky etc.. normal stuff.

Then he said how it was cheap and in 6 months it'd probably go up.

Overall I'm really annoyed at how a simple mistake of where we were meant meet turned into him having loads of problems about us asking simple stuff.

Girlfriend has already given her notice in, so now she's worrying about canceling that, although imo it'll be fine.

HAPPY DAYS!!!!!!

/rant

i wouldnt bother with that place then. he sounds like a turd.

when did you hand your notice in?? as long as the landlord of the place you are at now hasnt found someone new you should be fine cancelling it
