Renting and Contract Length

Renting a poperty as a student, was offered a 6 month contract in September, now they have sent a request for us to choose a new 6 or 12 month contract for March onwards. We're happy to stay in the flat for the next couple of years, my debate is which contract to go with. My girlfriend would prefer the longer contract to guarentee housing for longer, however I prefer the shorter in case we can haggle the price down after the 6 month contract, if the market changes. Advice Please.
 
6 month contract means two lots of fees per year. 12 month equals only one. You're unlikley to haggle down the rent, you might be able to get out of a rent increase but you're not really going to get a reduction.

Go for 12.
