Renting house without proper viewing....

Right, good news.

The estate agent's are allowing me to have a quick viewing when they carry out an inspection on Tuesday morning. Getting this wasnt easy!

Were the first people viewing (first official viewing time is Friday).

Im going to hang back on paying tomorrow I think. However were going to take completed forms / ID and the cash with us on Tuesday. If its good we will pay the money there and then.

Fingers and toes are properly crossed.

Be polite and ask when you might be able to get a quick un-official look-around. Don't force the issue, and say you totally understand if they would rather not. If they let you in for a quick look, you are laughing :)

Property is cut-throat, get in there and make a decision.

Knock on the neighbours too, ask what it's like to live there.
 
That's as rubbish as the saying 'All good things come to those that wait'. Wrong!
You go out and get what you want, you make it happen otherwise what you get when everything has been taken is the dregs.
This is a world where you need to make things happen and in an environment like property rentals, where they are being snapped up very quickly, you need to act faster than the rest.

In an ideal world this would be great, but you are liable to lose out many a good place if you sit and wait.
You do all you can to get a viewing or see as much of the property as you can without a viewing, then use good judgement to put a deposit on the place if you are sure its good.
You are not legally binded to the contract at this point, it is just a deposit.
 
What a mess the property market has come to when people are paying deposits before they even view a place. Absolutely mental. There's absolutely no chance you'd find me giving away free money to a letting agent, I wouldn't trust them to change a lightbulb let alone review the state of a property!

well, i'd never do it, i didn't do it, it's a bad move. you're not taking a flyer on a stock here, you're putting money in a place to live. it's a decision which has to be right or you're £2k down within 6 weeks and in a place you don't want to live. take your time and never rush into property.

Are you even reading what you quoted?
You are paying a deposit, you then go to see the place and even maybe get to the point of the contract signing and inventory check. You dont pay a deposit then move into somewhere that you dont want to live in the end.

I'm not saying throw down a deposit on every property that pops up, just do your research as much as you can then put deposit on if its right.

And this is the issue were facing.

Need to make this clear - this isnt a deposit were putting down. Its the fees required to complete the referencing such as credit checks etc. Once we pay this, the property is put on hold for ourselves. However we do loose this if we decide not to go for it.

We only pay the deposit / bond on the day we pick up the keys, which is the same time when we sign the tennancy agreement.

Unfortunatly it has indeed come to the point where people are putting down references money only a couple of days after they hit the rental market, without viewing them, in the area were looking for anyway.

As someone else mentioned - £130 isnt a massive amount of money, however it is a fair amount to loose. Ive done as much research into the property that I can, short of breaking into it! However I hope my extreme perseverance and politeness with the estate agents pays off on Tuesday.

I can see this becoming more of a regular occurance with more and more people looking to rent. This is the first time ive had to look for a rental property and I thought it would be fairly easy. Oh how wrong I was. Its an absolute nightmare!
 
You don't owe Estate Agents anything, I had to deal with lots of them recently and they were next to useless. The money in fee's being paid for them to simply do a credit check and then show me around a flat that takes minutes is a joke.

No way would you see me putting down £130 just to view a flat that I might not like. I must have shortlisted about 20 flats that had really nice photo's and then when I visted the flat it was a dump or the photo's were taken 5 years ago when the flat was newely decorated.
 
Depends why you are, but on the whole, the rental market is a brutal place at the minute. I was dead lucky in getting my place but it really is a difficult world out there. The flat next door to mine got taken within a week and its a really nice place. It really wasn't surprising.

In my experience, luck plays a big part.

Be warned though, viewing is often ESSENTIAL. I nearly put a contract down for a place that I hadn't seen but was really glad I didn't because when we did view it it was a right hole! The pictures were extremely flattering.
 
Not saying you shouldn't chance your arm but if someone unofficially turned up on the doorstep asking to look round a house I was renting without me having been informed by the vendor/agent in advance then I'd tell them to get lost.

I would definately have to agree. If somebody has the "To Let" sign outside their house always look out for the "View by appointment only" sign or you won't be let in, and quite rightly too.
 
Thought I would give you guys a quick update.

Went to the house yesterday with the estate agents whilst they carried out thier final inspection. The kitchen and bathroom suites must have only been a couple of years old, was very pleased with them. The decor was certainly done to the previous tennents taste! I asked about painting the walls back to 'normal' which they said it was fine.

All in all, we were pleased with it so have put references down :) So its now held in our name!

The agent was actually quite pleased that we decided there and then. The reason being, the property had 14 viewings booked for Friday :o
 
Ask for the address, check it on google maps, google the address you might find previous pictures been posted from an old rental advertisement. Go look through the windows and knock on the door.

I found pictures from another property within my complex from a google search. Put a holding deposit down and make sure you can get it back if you change your mind. Some estate agents are very dodgy with holding deposits and think that they can keep it if you change your mind. They will try anything. thieves realy.
