Renting Privately

Just a theoretical question, if someone cannot stump up the rent and you are letting to a friend, what powers do you have to get them removed from the property?

Would it be harder than it would be for a letting agency to remove people?

Paying directly to the owner of the property, but there is a contract which was drawn up by a solicitor.
