Replacing a lean to conservatory, that replaced a semi detached garage.

So… random thread title aside…

Live in a semi detached house and next door have a garage. We previously had a garage, attached to next doors garage. Prior to us moving in, the previous owners knocked it down (apparently in a hell of a state) and replaced it with a lean to conservatory. The conservatory had a slightly smaller footprint than the garage, as evidenced by the new slab.

I’d like to ‘rebuild’ the garage in a timber frame with a proper roof to enable a solar array.

Our LA want £150 for a pre planning discussion - but I’m struggling to interpret whether any of it falls under permitted development.

Anybody have any experience of this type of planning debacle? It’ll only be used as storage and workshop..

I’ve built timber frames buildings before so I know it’s well within my capability - but am wondering if I really must stump up the £150!

You'll probably find the £150 to get on the planners' good side is £150 well spent avoiding future headaches with them.

One restriction for permitted development is that the building must be 50 mm from your boundary. If you're rebuilding on the same footprint of a previously attached building, I guess you might contravene this.

That was my concern. Having red a bit this morning, I think I’ll just stump up the dosh!
