I am selling my PC to my friend, so just wondering what's a quick and easy way to wipe Windows essentially (Win 10 64 bit), just to take out all my profile info etc. I have moved all my files off of course, but is there a quick way I can do some kind of re-set, without having to format and re-install?

All Settings -> Update & security -> Recovery -> Reset this PC, and it will have the option to wipe everything so it will be like you just installed a clean W10 image.

OK good stuff thanks... so that doesn't require me to re-format and reinstall Windows then? I can't find my product key so not sure if that's going to be a problem... although I thought Win 10 assigns itself to the machine now or something, making that easier?

Pretty much. No need to reformat and reinstall Windows, resetting will pretty much do the same job without the need of a disk/usb. Yes, Microsoft will identify the motherboard and will automatically activate itself.
