Revised offer on flat

I sure they vendor of the new place will accept. They will be in the same position in you in that they don't want to loose out on a sale (assuming they don't have multiple people offering). If they do, you'll just have to suck it and cover the costs another way if possible, or not sell yours. Tell them the revised offer is too low, and you've had someone else offering full asking price on yours (which you might not have), but say you like them and are willing to hold on. Perhaps 217.5k?

Your not experienced with this at all are you lol. Not having a go mate but come on,

They will laugh in your face and know your bluffing. Its on the market for £240K and your suggesting he says he’ll deny a full offer and accept £23,500 less because he likes them ?

Speak to your estate agent, your paying them enough so ask them what they think. It’s the sales negotiators job to secure the best price for you, so make him/her work for their %. Or if you aren’t happy with it reject it outright. Remember its been valued in the condition that it is in now, so even though it needs a new bathroom doesn’t mean that the cost of the works comes off the acceptable price. Your buyers should be reminded of this.
 
Come to think of it, when I sold the above place a few days before exchange they came back and said they wanted 5k off because they found some damp.

I said no and that I had taken 20k off the asking price as it was so they could take it or leave it. The sale went ahead I think he was just trying his luck.

All the time there are less people buying people will chance this. It happens far less when there is lots of people buying because they know if they dick around they'll lose the house.
 
I think this is referred to as 'gazundering', dropping your offer at the last minute.

Tell them you'll meet them in the middle at £220k or they can **** off.

Have to agree with LOAM. Lucero's suggestion is a bit OTT and will be seen right through. Tell them to reconsider their offer and that you have more people coming for a second viewing.

Think of it this way, how much are you going to spend on doing up YOUR new house purchase??

Now would you really turn to the seller and say you want that much off the asking price?

whoever your buyers are, they are trying to play you, don't fall for it.

As said previously don't be a mug and finance there renovations, what they gonna ask next? If you'll bend over?
 
I hate the way it works in the uk.

In Czech you agree to buy a house, put a despot down 5k and then work out everything form there.

If you do not go ahead with buying the house you loose the deposit unless there is something wrong with the house. The seller can not ask you for more money also.
 
Yeah the system is rubbish and unfortunately human (sub-human) nature leads to this sort of behaviour.

Personally I'd tell them to go shove it, the price is what they've agreed too or you'll find someone else.
 
Well fed back to them yesterday morning that we wouldn't accept any lower than 222.5, still waiting to hear back, I hate this waiting game it's so frustrating, I wish everyone was as quick to respond as we normally are!

Still the fact they haven't just pulled out straight away can only be a good thing........right?
 
If they had already agreed a price, you should not have been talking any further with them, told the agent to do his/her job and tell these buyers to take it at the orignally agreed price THEY offered or loose the sale...
