Router/Modem Reccomendation

Hi All,

I've just purchased my first home and it's a new build due for completion in Mar/Apr 2017! I've paid to have CAT6 put through the house (fingers crossed no issues, I will be testing them). I've attached floor plans, red dots indicate a port+faceplate with rough location with all 10 ports in the house terminating in the understairs cupboard (blue dots).

I've drawn up a rough network topology for some advice and feedback, specifically around some of the better hardware. Likely to use BT Infinity as my ISP but don't want to use the HomeHub. Would be looking at a separate Modem/Router option but not sure of what would suit best, what are your thoughts? I've read good things about Ubiquiti devices, but can get a bit lost with the specifics.

Despite the wiring there will be a lot of wifi utilisation as I am planning a heavy amount of home automation, i've tried to list some of the devices so would want hardware capable of handling all these and have thought about an AP extender to ensure upstairs coverage. The house isn't large (i'm based in Essex and not rich!).

So, what Router/Modem would people recommend, anything else I should consider? I'm not definite on separates, happy to get a combo just want something other than a homehub!
 
I would go with a Ubiquiti or pfSense router and separate Ubiquiti Access Point. If your house is still getting built then you could get the wiring for the access point put into the ceiling ready for installation. I reckon a single AP mounted on the ceiling above your stairs would cover the house no problem.

Neodude's recommendations would be what I would suggest.

I've no experience with these, but if the house is being built and you're getting network points put in, you could use Ubiquiti in-wall APs to get a nice tidy look and great coverage. That's assuming the it is as good as everything else of theirs I've used.

The IW are only N devices. I would opt for a conventional AP and mount it in the ceiling OP as you have that option now.
 
Wouldn't take that much to run a cable from your switch up to the loft. I managed to do mine and that was from the ground floor ;)
