Our new loft conversion was completed about 6 weeks ago after 7 months of work and it includes two large dormer sections. Just last night we could hear scratching/scuffling above one of the new bedrooms. It prevents the bedroom occupent from sleeping and we're worried about wires/genereal damage/potential for infestation.

Some quick Googling suggests something might have got in through ill fitting trim anywhere along the roof line, which it goes onto say is common in new houses. We can't get up there to look.

Even though we have signed off, can we ask the loft company to look into it? Would that be a reasonable request? Just wondering how far we can go in insisting (hence the post).

I have the same noise, it's a bird in the sofit, it comes and goes. I thought it was a rodent at first but was just a pesky bird. Didn't have this prior to our loft conversion, I think there is a small opening where the soil stack was added to to allow access into the sofit.

We can hear birds sometimes, scritching and scratching. Frequently this time of year, we have house sparrows that nest in the soffits/eaves :). We clear them out a bit every autumn.
Loft itself has traps we check now and then. Rarely get anything any more.

you want to buy some rubber snakes the more realistic looking the better. then place them on the roof.

the birds will stop coming near the roof.
