Second Floor Side Extension - questions

Trying to delve into the tons of information around permitted development.

We are currently looking to put a second floor extension on top of our existing single story attached garage. The garage actually has a massive eaves so it wouldn’t need to be raised that much and still would be lower in height than the main house. The nearest boundary is 3.5m away.

from looking at PD documents, it seems to only mention rear extensions and not side ones so it has left me confused.

Has anyone else looked into this before?

Thanks, looking at the planning permission process, it seems fairly straightforward.

The only confusing part is the planning portal is asking for both a block and a site plan. From google, these are the same thing and the planning portal gives no context.
 
Don't underestimate how challenging getting planning permission can be, some LA's can be incredibly restrictive when it comes to exertions which enlarge the front of a property. Do your research and have a look at other similar projects that they have approved recently.

Site plan is just your plot

Difficulties in adding on top is you have to investigate the existing and agree with building control so there’s no guarantee the existing is sufficient without underpinning or the like

I thought location plan was with neighbouring properties and block was our plot according to the website. It currently asks for site, location and block plan.

I had to use a specific mapping website (and pay for the privilege!) to create a plan.

If I remember, the planning portal application process talks you through it. Perhaps start a dummy application to get an idea of what is required?

It seems the "block plan" is the "site plan", which is the plan within your boundary.

I only needed BC approval, so only needed a location plan.

It's £19+VAT for both the site and location plan using the "approved supplier" link above - probably a money making racket, and seems expensive for not much, but probably worth it for the peace of mind that it's in the format they require and given you're spending £000s, it's not much in the grand scheme of things.

If you're using an architect/agent or whatever, I presume they would cover the above as part of the process?

I just submitted my own hand drawn plans as it was very simple rear extension under PD.

Second storey side extensions are not subject to permitted development so will need planning permission:

For side extensions
Where it would extend beyond the ‘side elevation’ of the original house*, the extension:

  • Cannot exceed four metres in height.
  • Can only be a single storey.
  • Can only be up-to half the width of the original house*.
...All side extensions of more than one storey will require householder planning permission.
