Sharing Excel doc in 365

Got a strange situation I can't explain and wonder if anyone has had similar or can shed any light?

A friend created an Excel doc in their work 365 and shared it with me via email.
I get the email with the link, click it and get prompted for my email address as confirmation and am then sent a verification code.
Enter the code and the spreadsheet comes up.

Except...

Firstly it's in read-only mode and secondly it's not reflecting any subsequent changes by the other person.
It's like a read-only snapshot of what the sheet looked like originally rather than a "live" version.

We've tried re-sharing it several times to different email addresses with the same result.

Anyone have any ideas?
 
Have they actually set it up so you can make changes to the document, they could have sent the link with read only permissions.

I believe they have selected the option for it to be editable but, even if they hadn't, surely I'd still be able to see changes they had made rather than a "historic snapshot".

I'm wondering if their employer has some policy in place that prevents "live" links being sent to people outside the company but I'm guessing here.

I did try it myself, creating a sheet in my work 365 and sharing it to my personal email and it's absolutely fine.
