Short term rent with no contract

Guy is trying to sell a house and I'm looking to rent, offered to live there till it sells which if paperwork start moving will be 2-3months. "Informal" renting with no contract. It's about the same as I’m looking to rent but if nothing else turn up is it a good idea to move in? Or should I push for a short term contract? Of course he will want a deposit and with no contract it can’t be held safely.
 
no, get a short term agreement drawn up and ensure the money is put in a safe place (there are things in place these days to cater for deposits)
 
defo get a contract drawn up. or at least a inventory done! otherwise he can turn around say you wrecked the place. even with no contract. its not worth the possible hassle!
 
How well do you know this guy? If he's just "some bloke" there's a 99% chance you will get screwed. And become a statistic in the process.

How easy and quick is that to do? Does it cost any money? I know you work for an estate agent, you must be a wealth of infomation :p
 
would you be lodging with him (lodger) or not (tenant)?

tenant = get an AST, job done, and he HAS to put the deposit in an independant scheme.

lodger = pain in the ass, as I have found out. landlord denied me access to the property whilst my rent in advance was still valid, and hasn't paid any of the deposit back, or partial rent from after he refused me access.

I'll give him a call and say no deal unless there is a contract, not as if the house is making money empty.
 
just ask if you can live there for cheaper instead of doing a contract

i've lived without contracts in the past, much prefer it

if you had to move out, you'd get a few days notice i'd imagine, just ask him to keep you informed

if you have to move out pronto, can you stay with a mate for a few days? (if so, then i'd jump at this, cheap rent = win)
 
I'm sure you will be able to tell whether or not the person is genuin.

I rent from a lady. Cash in hand, and i've put a deposit down etc.

She's genuin, lent me money before, i'm late on payments etc and all is cool so.. i guess it's down to what the person's like.
 
As has been said how well do you know the guy? I've been renting for the past 18+ months with no contract but I knew the person fairly well before I moved in so had no worries that I'd get stiffed on it.
 
There will be a contract, be it written, oral or implied.

It's just that without a piece of paper you don't as much "fighting power" should anything goes wrong.
 
Thanks for the advice, he's a friend of a colleague who set me up. I'll have a chat and see what he's like. Hard trying to find a place under 25 :(
