Small new build plot/developer went bust

We are not involved I hasten to add.

There is a small plot of new builds in our village, 6 or 8 houses in total. Mix of semi and I think the end ones might be detached, 2 story houses

They are at various stages, some have the walls pretty much built and roof trusses in, no roof otherwise though. Then as you go down the line they are less progressed to first floor wall only.

We know the developer went bust, going back 4-5 months now, and it's an eerie place. You can tell the workers literally up and left, pallets of bricks and building materials left, even things like a water bottle. Some of the tops of the walls as they are part built are being held by bits of timber.

We are wondering what is going to happen with these structures?

I'm assuming that it would not be easy/feasible for another developer to take them on a finish them?

If the land were to be acquired by another developer, they'd have to demolish what's there already, adding significantly to the cost and make it unattractive?

The current developer will be tied in litigation for some time anyway?

I know people have paid deposits to the developer I'm guess they have lost those.

Seems we are going to be left with a building site in our little village for some time to come?

Apparently the developer that built our 70s house went bust and they were completed. I would guess they would be sold as an asset to pay creditors and completed by another developer.

You can just pretty much pick up where they left off with most standard construction houses, there's one right by where i work which got up to the first floor level and was left for about 5 years before someone else bought it and carried on. Some things will need looking at like if there's insulation in the cavity it might have got ruined by rain and any woden bits that have been exposed for a long period but for the most part someone should be able to come in and just finish them off.

A bit different but we had a building job started on the house and sacked off the builders as they were slacking and we weren't entirely happy with the quality of work they were doing.

Got in touch with other builders to finish the job and most didn't want to know as they didn't like finishing off someone else's work.
Got done in the end and all is good but I can understand as they can't be sure what was done and and any possible hidden issues.

Aren't some breeze block susceptible to water too? I wouldn't want to sign it off.

We had a walk around inside, no real fence so figured we were not really breaking any rules.

Some of the breeze blocks already look like they have damp.

The insulation between the brick and concrete block will be soaked as well, all timbers exposed etc.

Just as an update, they were left in early 2022, as it was about 6 months before the original post.

Now in 2024 they are being finished.

Edit: worked on I should say, they go from roof and most of the windows installed, down to second floor brick level with roof trusses on as you go down the line.

I assume they will be finished this time.

Just picked up on the other thread, would be interesting to know if the new developer is taking on responsibility/warranty for any previous work that was done by somebody else.

I suppose it'll come down to what's in the terms, as you can imagine someone will move in, find a problem, raise it with the developer and they'll just go sorry that bit wasn't built by us.
