Soil Vent Query

When we bought our current house, our surveyor pointed out that there was no soil vent outside. (Bathroom is in single storey extension on ground floor).
On further inspection we found that the socket is there to take the pipe...just no pipe. So fast forward to today and I'm looking at said hole and spot a bit of a hiccup (I think) The pipe socket in the ground lines up directly with the boiler flue some 8ft up the wall. If I want to reinstate the soil vent pipe, how would I go about dealing with this?
 
I was going to reinstate the vent as the surveyors report seemed to suggest I needed to. My understanding of these things is limited at best, so I took that as correct :)
I was just reading about AAVs. Presumably an external valve at ground level is compliant with building regs?
As the socket is slightly below the ground surface, I'm guessing I would need a short section of pipe to take the AAV?
 
I'm assuming as mine is external there would be no need to enclose it.

I was reading earlier that the AAV needs to be above the overflow level of the highest fitting. In our case, only the toilet expels into this pipe so I'm guessing that if it was just above the height of the cistern this would be OK.
However, from what you have said I'm guessing this idea might not be a winner after all.
There is no SVP anywhere else. In fact there is no plumbing whatsoever beyond the kitchen and bathroom on the ground floor which are next to each other.

So I'm guessing I am now left with the pleasure of bodging an SVP to run around the gas flue, or dig and redo the pipework to move the socket.
 
TBH its been just a whole in the ground for some time now, so anything is likely to be improvement. :)
 
There are no niffs, but I will put something in just for tidying it up a bit.
