Some suggestions welcome

So it seems come end of summer I will be buying new parts, again :)
I have been offered the following for my current parts (no it is not a joke)

CPU: £200 (Opty 165 2.7ghz stable) offer made...
GFX: £185 (X1800XT 256mb) Sold rofl! :)
RAM: £80 (2x512mb BH-5) Sold aswell...
CASE/PSU: £100 (Antec P150) Sold...
HDD: £50 (WDC SATA2 250gb) Sold...

So I still have my ASUS A8N-E board which I think did an excellent job hosting the socket 939 CPU. Hence Im considering keeping it and perhaps use it for my new rig. In all fairness I thought the system I had was flying fast and played all games with ease, and handled other tasks like Photoshop, video-editing etc really well.
Should I aim for getting hold of a Golden opty 165, get some decent 2gb ram and buy a new X1800/X1900 card?
I realise conroe is out and kicking! But It would mean investing in new mobo aswell.
I suspect I should be able to find 939 cpus at bargain prices, and DDR should also come down in price, right?

Finally Im in the hunt after a new case which is as silent as the P150, but preferably smaller. Any suggestions? I would be happy to stick with an Antec NEO HE PSU as it did a good job with my previous system.

Stay with S939 and hope for some bargains yet a very good spec?
Or should I take the plunge and invest more and go for conroe?
One reason for selling the present spec was that I realised I had no need for this system, expecially during summer. But in few months time autumn, cold and darkness will be here so I will be needing a decent PC to kill some time...

Thoughts, suggestions and remarks most welcome :)

Well we are buying a ranch come end of summer, so I guess I will be a little more reluctant towards spending on high-end PC hardware :) Rather put money in our new home. It will be a rather big place which will need to be furnished. Consider we are moving from a 1 bedroom flat to a place with 5 bedrooms...

Do people in here think a dual core AMD CPU running at 2.6ghz or higher coupled with 2gb of decent ram will last me atleast a year, offering good performance?
Main stream users are just only discovering dual-core. Perhaps we (overclockers) in here are obsessed with having the latest stuff which destroys the benchmarks, and not realising 1 year old high end stuff still cuts the mustard.
