Sony Vegas poor preview performance

Sony Vegas 11.

I am only getting 1-3fps in my preview window, which is terrible. Sometimes it starts at 60fps or so, which is what my stock footage was shot at, then over 10-20s it drops down to <5fps. Here's a snapshot of my task manager while the preview is running:

Any ideas? I'm not getting the kind of performance I expected so far, to be honest, in any areas. Vegas also freezes every hour or so, if I click between things too fast or make adjustments to effects without giving it time to catch up.
 
Swap to Adobe Premiere Pro.
Vegas is buggy and poorly written and its caused nothing but headaches for me. Premiere Pro will fix most of your preview worries as it pre-renders clips automatically (something I always had to do manually in Vegas) and seems to me to be much less buggy. It will take some getting used to but if you're unfamiliar with pre-rendering clips manually on Vegas I doubt you're particularly invested in the system.

Yea I've only been using it a few days. I'll have a go with Premiere for my next project, thanks for the suggestion.
