Another vote NOT for a conservatory. Invest in a proper extension.

My previous house had one already and was relatively new, well made but the heat loss in the colder months was huge and the summer it was hot without opening the windows (don't leave candles in there). Glass is still going to loose a lot more heat than a proper roof so don't be fooled into thinking its going to be as efficient as your full insulated house!

So ive had a couple of quotes so far, 1 was for an orangry from vulcan which is £19k for 4 x 3m and one from a builder for a single extension which was about £16k. I think we might go down the extension route, however i wasnt sure the order in which these things happen. I dont know if the builder guy needed a pucka plan or if i get him to do me a plan. What are your guys experience on this. Maybe looking at something like this but out of normal brick.

For a simple extension like that you could work if a drawing you've done the only paper work requirement will be for the steel to hold up the wall you knock out in your house which will normally need a structural engineer to sign it off. Personally I'd get s local architect to draw something up with proper measurements and calls saves debate with the builder.

Ok cheers, the plan is to keep the house as is, and 'tack on' the extension so no demolishing required.

Demolish it will make a much better space and you'll only wish you had in a couple of years time!
