Spec me half a PC!

So I was looking at my old 290 with a waterblock on it thinking "I probably wont get much for that on ebay"
when I realized I had almost most of the parts of a spare PC in my cupboard,

it just happened to be missing a few vital parts, namely processor, RAM and motherboard...

What would be the best CPU, motherboard and RAM combo with a budget of say £250?
It will mostly be used for playing stuff like Civ 5/6 and a few modern shooters
The spare monitor I have is 1680x1050 but lets say it will be gaming at 1080p as it may get replaced.

Something like that, if new. Over budget but worth stretching for an i5.

If you aren't in a rush, you could maybe save up more for an i5-K (cooler required for this one) and Z170 board plus 16GB DDR4, for roughly £350-£375.
 
Hmm, after looking at that I had a thought,
I could use the 4670k from my current PC and put something a bit beefier in that
But I cant think of a worthwile upgrade to that currently,
Maybe I should just put something low end in this for now and look to upgrade the Main PC next year?

I can probably get a Xeon E3 1225 for very cheap, possibly even free (a friend is clearing some out at his work)
Having never used a Xeon in a gaming PC, would it be a viable processor for gaming?
