Speccing an ITX build, a few options, Ryzen, kabykake, i7

So I'm building a new ITX build for the NFC S4 Mini case, could do with opininions on the follwing builds:

Build 1, Ryzen:

Build 2, i7:

Build 3, i5, 6th gen

I already have a coupel of SSD, but I think I may also got an m.2 in the future. So that's important for the motherboard.
Obviously budget is always a problem, anyway to make it cheaper? And who's winning the new AMD vs. Intel debate? Intel seems to be betetr for not much more money.

I mainly use the PC for casual use, but gaming is important, I also do CAD (which is pretty RAM heavy), I did want 32GB RAM but it's too much money,I also couldnt find a single 16GB stick on OC, so i could buy a second stick later.
 
92mm fan CPU coolers aren't that great in cooling power so might want to forget that overclocking with toothpaste instead of solder under heatsink in that Intel...

I've seen another build with the 7700K and this cooler. They udnervolted it slightly but still got an over clock.
 
So with the small difference in price in the U.K. Between the AMD build and Intel I think I will end up going with the cheaper and faster intel.
 
No overclocking on H270 boards. Also, RAM will only run faster than 2133/2400 with Z270 boards. Not sure if you were just mentioning someone somehow managed an overclock (probably won out in the chip lottery) and you aren't actually intending to overclock. For build 3 an i5-7600K instead of i5-6600K?

Or save some money and go with non-K chip unless the difference isn't worth it.
