starting my first build

Welcome to the forums, that PSU should be more than capable. I'm not particularly keen on OCZ PSUs for some reason but I can't think of anything especially wrong with them. For similar sort of money you could get a Corsair HX 620w or Seasonic M12 600w but it is up to you of course.
 
Its a good PSU for me at this stage in my life I'd like a modular. non modular are a young mans game imo. :D

Modular means that you can disconnect some of the unnecessary cables which makes for a tidier case and better airflow. Non-modular isn't a huge issue but you can be left with a large loom of unused cables to hide away.
 
The OCZ GameXStream 700w comes with a Velcro strap, so you can strap up all the unused cables together and hide them at the top of the case next to the PSU.

That’s what mine came with and it’s an excellent PSU, runs my 3870x2 great. :)
