Streaming vs HDMI - best setup for new home?

Hello!

I've had two kids since I last tinkered in PC hardware so my brain has gone stupid and needs a bit of help.

I'm about to move house, and the room with my PC in is about to be next door to the room with my TV in. However, physically walking between them will require going outside (the PC is in an annexe).

I'd like to play PC games on my TV, so I'm wondering about the best setup: (1) Steam Link; (2) Nvidia Shield; or (3) an HDMI cable through a drilled hole.

I feel like (3) is the obvious choice, for reasons of simplicity and input lag, but due to the aforementioned layout of the house, I'm trying to avoid a way of having to physically access the PC when I'm in the TV room. I think that leaves me with a few sticking points:

(a) How to get wireless controllers (keyboard/mouse/Xbox pads) to work if the signal doesn't get through the wall.
(b) How to remotely switch the PC's display from monitor to TV.
(c) Anything other practicalities I may have overlooked.
(d) And lastly, whether I should just skip the trouble (and drilling) and go for Steam Link.

If anyone had the time to weigh in with a bit of advice, I would really grateful!
