Sub £450 build office / occational gamer

I am getting rid of my 2012 i5 Mac mini as it just runs windows 8.1 anyway so looking to get rid of it and get a full PC system again.

It is mainly used for office work web design / graphics etc. however i would like to the option to play a game or 2 .

Also needs plenty of Memory as use Virtual Machines a lot also for testing.

So any suggestions on a build OS not needed or a CD Drive.
