Submitting DS1 to land registry.

Alright guys,

I've just paid off a second mortgage on my mothers house and have been sent a completed DS1 by the mortgagee, the land registry site makes the process seem unnecessarily complex and a conveyancers site i looked at states you can just send the complete DS1 in and that would remove the charge.

I'd rather not pay a conveyancer £150 for 20 minutes work.

has anyone got any advice on what to do?

DS1 needs to be accompanied by a DS2 or AP1 both of which are fairly simple to fill out.

If you submit it yourself you'll need to fill in form ID1/ID2 to accompany the application.

I've had a look and ID 1 still needs either a visit to the LR or a solicitor being paid. I was hoping it'd be a pop it in the post and sorted job. Paying a solicitor to sort it all might be the best option.
 
An ID1 only needs a visit to a solicitor for them to verify your ID (little difference to the Post Office|) and I can't imagine the fee being more than £10.
 
Right so the ID1 is simple enough looking through the practice guide for the lender on the DS1 there is a date for the facility letter they have been granted I think it's july 2015 does this mean we won't have to supply an ID2 for the lender as it was issued post 1998? I'm not sure how helpful they would be or whether they would supply a copy of the letter for submission?
 
Hello sorry to be ignorant, but what's this all about, we recently paid off our mortgage and just got letters from the bank and the land reg saying the charge had been removed or something.
