Fifa/apex/rocket league/Fortnite on xbox series x.

Will that tv be giving me any delay on those games? Should i be using a smaller monitor? If so can anyone advice what i should buy?

What's your budget ? If you're seriously competitive with online gaming then a TV with HDM1 2.1 and VRR is the way to go as it will support up to 120 fps ( ergo less lag ).
Also, what's your viewing distance from the screen ? A 49" at distance loses visual impact with respect to 4K.

I sit up close to the tv ( my eyesight is deteriorating)

Fair enough, if you're sitting close a 49" will be fine. I'd recommend trying to aim for a LG C2 55" if you can, however, it's about 3 x more expensive than the one you have linked but has all the features a gamer really needs. Cheaper/older models bring compromises eg. no HDMI 2.1 or VRR support, fewer HDMI ports. Personally, I'd rather save up a bit longer and get a screen that I know will serve me well for years than one that doesn't quite meet my needs and will get replaced in a year or two. That's more costly in the long term.
 
Turn on game mode and disable all the superfluous image processing stuff and you'll have input delay down to as low as it'll get.
