Upgrade CPU?

Hi, I built a gaming PC for my son 7 years ago and he is on his third graphics card now, GTX970. He's now complaining that he is frequently getting lag whilst gaming due to high CPU usage.

Do you think this is due to the CPU or something else?

Specs are...

Intel Core i5 2500K
8GB 2x4G CMX8GX3M2A1600C9 XMS3
Gelid Tranquillo CPU Cooler
GByte GA-Z68XP-UD3P MoBo
Coolermaster CM 690 ll Case
750W ANTEC TRUEPOWER NEW PSU
 
It's possible sure, pretty vague though, what games? temps ok? is it actually using a lot of cpu?

Is he expecting to be running "ultra" or are we talking about lower game settings? cause a 2500k + 970 will probably struggle a bit if you're expecting to max out the settings.
 
I did overclock it and think it was at 4.0GHz.

He's at uni now so dont have access to it until xmas. I've asked him for more details on lag problems such as game settings, CPU/GPU usage and temps, but he's so busy! His monitor is 1080p.

Maybe it just needs a good clean and reseat CPU with fresh paste.

Just to shock him what would be approx cost for a reasonable upgrade CPU/mobo/ram?
