Has anybody built a concrete garage?

What did you have to go through in terms of planning for the council?

Asked the council but unless i stump up £75 they won't answer anything on it.

Also the building of it - i want to take one down and build it back up myself.
Are the concrete block manageable for 2 people to load/unload into a van?
Are they easy to put up?

Would i be able to get it done in a day do you reckon?

it's a parking space owned by me, the property owner. other people have garages on theirs so was thinking it can't be that hard.... but thus far the council has not helped me. they just reference me to the self assessment form and 95% of it is a no so i don't need planning permission except 1 question which they won't answer. they just tell me "Our officers are unable to advise in respect of the boundary to this property without the submission of a Certificate of Lawful Development."

The question states "is it 'over 2.5 metres high and within 2 metres of any boundary at any point?'. the answer to the 2.5m i understand and just need to keep it below that. The boundary is the bit i asked them about. They tell me they can't answer without certificate of lawful development.

I only asked what does boundary mean? Is it a physical house or would that include his parking space as it will be inside 2m as it is next door to each other.
 
not getting much joy so went around the close and asked a few neighbours - got a telling off for double parking my car behind someone else (which wasn't anything to do with me - they were parked in my designated space) but also got the local councellors name and number! :)

Sorted! She says he's very helpful and when she bought the house new she had a garage built and only needed this and that from the council. She then progressed onto tell me about how she'd complained about this and got the council to do that and basically gave people what for. Someone i need to keep on my side! lol
 
people saying about building them out of bricks aren't quite follwing as this is what i mean.....

Building it out of brick would take longer and i know a few brickies who could do it but up until last night i had no one to call! :)

Is there not instructions on the nucrete website about installation? I've only had to spec up one of those garages cos for some reason Building Control required a warrant for it. Ridiculous!

Thanks. Give me the specs which i know anyway and simply says...

"PLANNING PERMISSION
Most sectional buildings are completely void of the requirement of planning permission or building regulations, but it is always recommended to check with your local planning office before commencement of any building or base work."

This is what i've been trying to do to double check as if i need it and they haven't grsnted it i don't want them ripping it down like on TV lol. :p


Cheers for everyones input so far though. :) Gives me a different perspective and options.

Also made me realise that it says concrete base needed. I', thinking i won't need one as it's already on tarmac - is there any reason why i would? Otherwise it will add 4" to the height and i've need planning permission definitely.

take a photo of your current garage, attach a copy of that other image from nucrete, give planning an email with your street address so they can check things out and ask them if you need planning permission for what you want to do.

Also for the stuff with your tarmac drive, it will probably need to be ripped out and replaced with a concrete raft foundation / base so the garage doesn't sink.

No current garage - just a piece of tarmac which is my parking spot. I've asked the council and they are the biggest waste of space ever! £75 to give me an answer as to whether i need to pay more to apply for planning permission. i need to pay to ask basically.....

other people have garages so i know it can be done but people are very, very vague when all i want it a single answer. just trying to deal with everything in a logical manner.

If i had a garage already it would just be a simple swap and i wouldn't be asking on here. as it's a new build i've seen the hassle people have had from councils...

Just read it and theres seems to be a few different ones.

Going from single piece 6'6" sides v 2' square pieces of which 3 of them in between 2 posts. need to look at one on ebay before buying i think. :)

very helpful post though - know what i need to look at and to avoid asbestos roofed ones.

is there a quick simple way you can tell if it's asbestos?

Looked on net and they tell you about colours and that its dangerous - how can you tell quickly before breathing it and dying?
 
After reading the threads on the links i have to admit i may be forced to reconsider as all the panels are 100-120kg!! I weigh 82kg!!!!

From white rose (?) i can get one built by them for £1500 if i do the base! (dig up tarmac and put 4" concrete base down - easy!).
2nd hand for a rotten one would cost me £100-200 or a decent one £500-600! Then I've got to take it down transport it and build it up again! Gonna cost me a bit in petrol and van hire! So by the time i've added it all up i won't be far short of the £1500!

Most P.I.T.A. thing is the council and their unhelpfulness but got name and number of local councellor! :) As far as all the links the council give me i don't need planning permission - but they won't tell me if it's ok for me to dig up the tarmac and put a base down!

So i may as well do it and it's only a few bags of sand and cement and a weekends labour! Get it done and then if any complains i've omly lost that. :)

One thing though if your using a prefab garage make the edges of the concrete base 305mm thick, as I've seen prefab's break a 100mm base at the edges.

And put down a well compacted sub base about 100mm of MOT Type 1 hardcore, before poring the concrete base.

305mm thick as in deep to the ground? That's a lot of cement if it's over 10" deep! or do you mean wider than the prefab garage? If so i have neighbours so not an option i'm afraid.
I'll be laying mesh in the base when doing it to hold it together better and will also be doing it 6"wider than the garage size as per instructions. :)

Will look into the hard core thing though. Cheers. :)
