what to do with spare office space? sublet or else?

so i have an office with 9500 sqf space spread out over 3 good sized rooms connected by a hallway which has a kitchen, female and male toilets.

now i've previously spread myself out between the 3 rooms, using 1 for stock for our main business and an online store, one for staff to relax, and the other for the desk and general working area.

the shop is soon to be sold so i no longer need the stock room, and the staff room is very rarely used as we work on site so it could go. i could easily then put everything i need into 1 of the 3 rooms, and do something with the other 2, which are about 3000 sqf each with big tall ceilings.

i'm looking for ideas on what i could do. i'm allowed to sublet, but there is ups and downs to this. subletting would mean another couple companes always here and i've got used to having this as my space, kind of like subletting your home, you'd make money with the unused space but you'd not feel as "free".

the reason i have spare space is because this was part of a very cheap deal. I pay £480 in rent for this space per month, which was less then rooms at 2000 sqf. the reason being it's on an industrial site so the surroundings aren't great, and parking is a pain with only space big enough to fit 2/3 vehicles which i need. the central heating is also broke, meaning we have to use oil filed radiators which can get costly.

because of the above i'm wondering who could use the space better then others. i've thought a photography studio might be a good choice as they may want to rent the space for only parts of the day/week, so i wouldnt be stuck with people here 9/5 mon-fri, though it'd be less money it'd be something at least. does anyone know of someone who rents space for photography? how does it work, what do people expect to pay?

another idea was just as simple storage like big yellow. wouldn't earn much but would be ok as it wouldn't require proper heating and the owner wouldn't need a parking space that they can use all day long.

final idea was for evening classes, things like small classes of zumba once a week in the evening. this would work because past 4pm there is a million free to use parking spaces, and again wouldn't require much heating, but i've no idea what people typically charge/pay for a room for this sort of thing.

any other suggestions and thoughts?

You'd not feel as 'free'? You've apparently got a staff room which is 3000 sq ft.. you can fit six one bedroom flats within your staff room alone... I'm wondering if you've added an extra 0 by mistake....

any other suggestions and thoughts?

On a more serious note - I'm not sure how easy it would be to specify the precise business you want renting the space.. you're presumably just going to have to advertise it and see who's interested then perhaps be picky if you can afford to leave it empty.
 
On the TalkPhotography forum they talk about renting studio space, This could be a good way to go. I dont know what the going rate is but you could Let it out on a daily basis or try find a photographer to rent it full time.
