40 minutes per day works out to about 160 hours a year, that's a lot of time.

If you value your time at more than £8 per hour, then I would go for the shorter commute.

Edit: Just realised the difference between the two is going to be an hour per day if #1 is 10 minutes shorter than current and #2 is 20 minutes longer than current.

If I were driving/cycling I would agree, but London public transport commuting doesn't have to be wasted time. My commute was even longer when I was working in West London, but I was able to plough through loads of tv shows and comics on my tablet.
 
What is the cost difference of the commutes? Property 2 might be £100 cheaper but that saving could easily be wiped out by public transport expenditure.

Again, in my particular circumstance, it isn't wasted time, for years it was the only way to watch tv shows that the gf wasn't interested in.

He's gotten extra attached to me recently, he clearly knows what is happening. I really feel for the people with kids that went through divorce!
 
Although room 1 is very nice, I'd go room 2. Good housemates you already get on with, saving money and enough room for the desk.

Lost out on room 2, the girl filling the other room had a mate looking, so they got both rooms. :(

Turned room 1 down though, and will keep looking.

I made the mistake of looking closer to work, where cheaper rent and reduced travel costs would save me an extra £400 a month!! But then I am out in the sticks, miles from my friends, and I don't drive. Bah!
