What would you do?

Sorry to hear about your split mate. I would just go with your gut feeling on the place, only you really know what your pet peeves are and so on (eg. if that boiler noise would annoy you to a lesser or greater extent). I personally would hate that sort of commute but you sound like you're OK with it, so just based on that factor alone it is difficult to advise. I would want somewhere that the computer desk would fit in though, and the housemates are definitely important if it's a house share!
 
Dammit!

Saw a place yesterday, swanky street in Clapham, huge, HUGE house, massive room with en suite, awesome housemates, and only £30 more expensive than prop 2 in the OP.

Thing is, I can see demand for this room being VERY high, so it all hangs in the balance of the existing housemates agreeing who they want to fill the room! God, it's worse than internet dating, haha!
 
And so the search continues, lost out on the above, which is a shame as it was pretty much perfect.

Missed out on another awesome en suite loft conversion as the landlord decided to get a couple in as they could charge more rent.

So my current pickings are as per the updated OP.

I have a 1.5 hour commute (each way), I've grown to quite like it. I end up watching tutorials, podcasts, reading, listening to music or doing Soduku, which I think is a good use of the time.

As for house, I'd always go cheap but thats because im a tight *******.

Nice house-mates, one of whom also DJs (woohoo!)
Friggin AMAZING property! HUGE everything.
Sweet set up in the lounge for films.





Computer desk will go in the bay window, DJ Box on the drawers in the corner :D

Very true, but I was commenting purely on the cost aspect. A modest car will likely cost you £500-£1000 a year in insurance, road tax, and maintenance, plus fuel. So if you found somewhere that saved you more than that but required you to have a car, it might well be financially worthwhile to get a car. Of course, there are non-financial considerations, like proximity to friends, the hassle of owning a car, etc.
