I happen to know that you can pick up a 3770K from a famous auction site for £240 brand spanking new. I would have gone for that with a Z77 if I hadn't stumbled across a very cheap 2600k from a friend.

Use one of these in one of my development machines and can confirm its a cracking chip, cant comment on gaming but it chews through multiple copies of VS2012 running concurrently like a dream.
