Looking at internet for the new house and it seems that we can get fibre but only with BT and plus net. All others say its unavailable, with no date of when it will be available. Any idea why this is?

Cab is probably full, might have to wait for BT Openreach to install another cab or add more capacity to the existing one.

Which cab and exchange are you on?

Probably because that's the only LLU in your exchange/cab that has the equipment to provide fibre? Also FYI BT own Plusnet and Plusnet use BT's backend infrastructure. That's why you can either go BT or Plusnet.
Each provider has their own equipment to provide their services in each exchange and possibly in your case only BT has the equipment in your exchange to provide fibre?

Openreach provide connectivity to all 3rd party providers, if they can provide it via BT they can provide it via anyone else.

Only if the specific provider has a presence at a specific exchange, and if no third party provider has a presence at that specific exchange then the options are limited (however, if those providers can provide other services then there is obviously something wrong with their systems when it comes to fibre services).

This is what is says.

Is it even possible to place an order and wait on an Openreach FTTC connection? I thought the orders would just fail and any idea of a waiting list is just the ISP managing this and re-submitting orders until they are accepted.

I can't comment about other ISP's but Sky's systems will simply fail the order if there's no spare capacity rather than putting you onto a wait list. AFAIK if a spare comes up then it's whoever manages to place the order first, but other ISP's may operate a waiting list, I don't know.
