WiFi connection rates

I'd like to know what drop-off in WiFi connection rates I can reasonably expect on 802.11ac?

Next to the router I can connect at 1300Mbps but even this fluctuates down to as low as 780Mbps. As soon as I move away the connection speed drops off rapidly and in my bedroom (directly a floor above the router), I can barely connect at all. Occasionally I can connect at around 200Mbps but only in certain places, it's normally 100Mbps and below.

I am using a TP-LINK Archer C7, is this to be expected?
 
Unifi Ac pros in my house get 5ghz in the same room, as I live in an old victorian building. As soon as you put a wall in the way it goes down to 2.4ghz.
 
Guess it depends on the house? In both my current and previous house i could get sustained 25MB/s transfer speeds to my file server. First house was a old style semi from the 30's or 40's. The router was at the front of the house and my PC was at the back in the floor above. Current house is a 2000 build and i'm slightly closer as the router is in the middle and i'm one floor up about 4 meters offset. Kit is the same ASUS RT-AC68U with a ASUS PCE-AC66. I get sync rates of about 800Mbps.
 
Of course, wall material and thickness will vary the signal loss.

Plasterboard vs brick vs concrete (varies with different water content) etc etc
