WiFi issues?

So I made a thread the other week in regards to Powerline issues, that has been eradicated due to me getting rid of my powerful pline adapters and replacing them with cheap ones in-case I need them in the future, but my current pline adapters can't maintain high speeds, so I don't use them very often, but the problem lies w/ the wireless.

I've got the Asus PCE-AC56, now this set me back around £56.00 so it wasn't exactly 'cheap', but the problem is, I'm not sure if it's me, my room, my house or the position of the antennae, it's just not performing as it should.

For example, I'll get lag spikes on my Wifi when I'm playing games such as Rainbow Six, I'll get a spike from 40ms to 250ms and then i'll come back down again, but obviously as you can imagine, while playing games? this is not that enjoyable or preferable.

I tried both 2.4ghz and 5ghz bands and it seems drastically worse on my 5Ghz band, sometimes my speeds on both will reach 'decent' speeds, such as:

5Ghz = 65mbps - 70mbps (download)
2.4Ghz = 35-50mbps (download)

Now if I achieved these speeds all the time, it would be great, but they dip and change all the time. Although, I've not heard any complains by anyone else in the house and I've not had any issues on my phone, laptop or console, so what could be the issue?
 
I have the same router and tbh it's one of the weakest WiFi signals I've seen.

5ghz is only good for LOS. 2 walls defeat it. 2.4 isn't much better.

Quite disappointed for the reviews the ASUS stuff gets.

It still works but it's just v low signal
