Wireless issues Windows 8.1

Bit of a strange one that I've been wrestling with and can't seem to resolve. Wondering if anyone else has an idea?

Setup:
ASUS RT-N56U router broadcasting 2.4GHz and 5GHz signals with WPA2 AES.
Desktop PC with TP-Link TL-WDN4800 PCIe adapter.

Since updating to Windows 8.1 I've had poor wireless performance and the inability to get internet connectivity on 5GHz at all.

Symptoms:
2.4GHz connects, but is slow and having started a download, bandwidth increases then tails off until it's running like a 56k modem and stays there.
5GHz connects, but with limited connectivity so no internet. Can see the router, but doesn't get into the UI properly from what I can see. Odd.

Things I've tried without success:
Update router firmware
Every driver (new/old/3rd party) for the PCIe adapter
Windows 8 command line network stuff - clearing caches, configurations etc.

Weird thing is, it was all working properly before Windows 8.1. Unfortunately, short of a clean install, I can't see how to roll back to 8.0, nor would I like to as I'll still have this issue one day. All other network devices work fine and I'd be willing to put money on a CAT5 cable having no issues either. Any suggestions?
 
funny that, the wifi at uni uses Wpa2 aes for its wifi system and the whole limited connection thing plagues me on 8.1 as well.

a temp fix ive found is sometimes getting a wired connection means itll work, although I imagine youd find doing that as much as a pita as I do.

edit: by which I mean connecting via wired somehow then makes the wireless start working

watching this space for a fix...
