Wireless Router Question - Range

Separate building requires electrical isolation to meet building regs, that doesn't really lend itself to powerline usually.

Powerline to edge of property, and that will then be a wifi access point that will reach the other property. I wasn't talking about powerline between the buildings.
 
Again, it might work with power lines and then repeaters. But what speed will they get out of it? 50Mbps? Fundamentally, I know if the OP Invests £180-ish in those Mikrotik Wireless Wire Point-to-Point devices he can open the box, put one in his window, one in his mum’s window and it will just work. Probably at 750Mpbs, maybe the full 1Gbps but 750Mbps is more what I see normally.

These devices were designed for exactly this requirement. It’s what they do.
 
OP just wanted emails and web, 10mbps would be enough. Down to budget really. I think an outdoor AP would probably be the best solution for cost/performance given the OP was only after a router that would do it.

This is the signal in the garage at the end of the garden, about 30m away from the router which is in the middle of the house. 2.4ghz obviously, 5ghz is impossible when there's 3 walls in the way.
