Worthwhile upgrade?

I’ve been gradually building my next PC (gaming and multimedia work) and have everything bar the CPU and Graphics card. I’ve just come into some money so can complete the build now.

Main issue is that it revolves around the Z390 (Aorus Master), which limits me to socket 1151. Is it worth me finishing this build and using a 9900K or 8086K or am I better off selling up and throwing it at a Ryzen or Comet Lake build?

This system will be running 2-3 x 2560x1440 monitors and should last me 3-4 years.

The 9900 is a decent CPU, if you can get one cheap it'll have similar longevity to a 3700X, but I wouldn't want to pay £500 for it when the 3700X is under £300.
