XP SP3 Install fail due to TCPIP.SYS in use

I'm trying the install XP SP3 and after it goes through the driver list it stops saying TCPIP.SYS is in use by another program but I've unloaded whatever I can and still not worked. I've tried to rename it so it doesn't load but because its part of the main system files it won't let me rename it, even in safe mode with networking not loaded. Help please.

Hmmm, even a "wipe and re-install" would be nice, any help would be appreciated.

Interesting point! My Kaspersky ran out a month ago but I've not renued as I was doing to get the 3 user version for Vista. I'll download Avast and do a scan. Thanks for the suggestion.

I've removed Kaspersky. Still the same. Just scanning with Avast now.
