Problem with ex-landlord

Sounds like a right douche, stick that letter where the sun dont shine when he comes around asking wtf. Cheeky sod.
 
i kinda take other side, if you broke the bath, and it meant all bath stuff had to be replaced, ce la vie.

my deposit is 1.9k here, and i tell ya what, i aint gunna be breaking any baths, and if i did id ask the landlord to let me replace it before i left.. common sense...
 
He's having a laugh!! If you broke the bath you pay for the bath fair enough but there is no reason to replace the rest of the suite, it's a student house, a matching bathroom suite isn't on the priority list when they're looking for a house.
 
A little update:

We went back to the old house because my housemate left his chest of draws there so we wanted to pick it up. We also thought we'll have a look at the house and see if the land lord has actually done anything.

Turns out the MFer had sold the house. There are new students living in there now, and the landlord happens to be one of the student's father. We spoke to them, took pictures of the "damages" he listed. We have the backing of the new residents and in turn the new landlord. The students met the old landlord and didn't think much of him at all.

We also went to the estate agents where the house was advertised almost 2 years ago because one of the charges were for not paying our retainers (£165 each [also mentioned in contract], landlord wrote £175 not payed from 4 of us). They had a record of us giving them the cheques. So now that's not our problem.

We're going to write a polite letter to him, advised by the student services (who also happened to mention that this landlord was notorious), giving our reasons why we aren't paying him anything, and see what he'll do.

Edit: I forget to mention in the OP. The contract for the rent was until 31/7/07. We vacated it on the 15/7/07 without a choice because the landlord and his workers had bagged up all of our stuff ready to be thrown out. He immediately proceeded to change the locks, which AFAIK is illegal?
 
Yeah, I've been taking pictures and videos of the whole house in the last couple of hours.

We're putting this situation with the old landlord to experience.

Make sure you have a copy of todays paper visible in photo's of any damage or dirt for moving in evidence otherwise they will be useless in a year as they could have been taken any time.

I religiously photo'd anything even slightly dodgy when I moved into rented accomodation and photo'd everything when I moves out. It's quite amusing to take the landlord a pick of the gleaming oven the day you moved out when they are trying to charge you £50 for cleaning it!
 
Didnt read the who thread but i am sure there is some thing in place now that allows the agentcy (cant spell it) to intervean (cant spell it) when the landlord is overcharging and kicking up a fuss over nothing, this is of course if you went with a company and not just direct via the landlord

He owes you 2 weeks rent then.

Not really, the contract goes until that date unless notice is given. I suspect they didn't give notice and just let the contract lapse, thus no money needs to change hands on that side of things. On there other side, the landlord sounds like a right tool.
 
bathroom he's entitled to replace the whole lot in my opinion and a fitted bath in the original color would have cost just as much (yes you can still get old colors but they are hand made at a premium) as for the people saying it's a student let it doesnt matter about the color, what about if he decided to sell the house? he's entitled to the property back the way he gave it to you. i work in a lot of these student let's and it's disgusting the way some of you students treat other peoples stuff. on the flip side he's being a bit greedy in trying to charge you for the other stuff.

if he's hiring illegal polish workers and you had any gas appliances in the house ask to see copies of the landlords gas saftey certificates (he's obliged by law to keep copies of them for 2 years), you should have had a tenants copy while you were living there. also ask to see the invoices for servicing to all the gas appliances, he should have them serviced every 12 months (landlords hardly ever do). he's may have kept you living in a dangerous house? if he hasn't got these you may find that he will back down.

It looks like the contract ran til 31/07/07 however the landlord forced them out 2 weeks early (15/07/07). It wasn't a case of letting the contract lapse, it was the landlord effectively cancelling the contract without giving the tennants notice. Unless the contract states he can do this, I'd say he owes them 2 weeks rent back.
