...What am I liable for?

We move out on saturday, are gutting the place on sunday and handing back the keys on monday.

What are the landlords allowed to charge us for? A couple of bits of grubby paint? We haven't broken anything...

And when would it be reasonable to expect our deposit back..?

Cheers,

*n

They cant charge you for anything if something is broken. what me and my wife did with our first place is took photos of before we moved in because some landlords will try and screw u if they can

cant get fined for wear and tear, a lot of the time they are aloud to take some for professional cleaners, but if its already clean its not gunna be much since they wont stay for long - itll be carpet cleaning and stuff probably.
Grubby paint? thats wear and tear i think, is it from blu-tac?

Did you get in the place prior to the new deposit scheme was put in place or after? If after, contest everything :]

Prior I think. Will be 24 months on Monday.

Grubby paint = behind the hob and on the wall beside our bed...

behind the hob is wear and tear tbh, its not exactly easy to clean grease etc off paint is it.
Wall beside your bed, might just be classed as wear and tear too

They'll find something to charge you for, don't worry :)

Was the place professionally cleaned before you moved in? If so you'll most likely have to get it professionally cleaned before you leave.

You cannot be charged for reasonable wear & tear that would result through normal use, so worn carpets in high traffic areas and the suchlike. If you had an inventory done at the commencement of the tenancy you should get the property into as near a state as listed as possible. You should give the property a damn good clean before you vacate; walls, skirting boards, kitchen cupboards, behind the fridge/cooker, etc.

If the carpets/curtains were professionaly cleaned before you moved in you should get them recleaned before you go & get a receipt ;) I'd do your best to clean up the 'grubby bits of paint', they'll leap on every little thing if they can, expacially if they get to charge a work fee for doing so.

Oh, and the "it's cleaner now than it was when we moved in" line never works.

Where you going?

Thought you loved your house by the river?
Recent changes in the way things are run plus the ever-increasing realisation that we could get more for our money elsewhere...

So we're off to Lobley Hill, getting more space, gardens, a shed, driveway and garage!

Make sure you get meter readings and take photo's with some type of eveidence of date (i.e. hold a newpaper with the says date on it) as it is not unusual for landlords to leave gas/electric on between tenencies, then when the new people move in there is a discrepency between your reading on leaving and the new people on starting, having evidence of this is something good to have. (I moved into a place and the electric company tried to charge me £700 for the first quarter bill, eventually sorted it out as £100, they went after the people who moved out about a year before me but turned out they had meter reading records to show what it was - they came to see me as they couldn't understand what had occured. Turned out the Landlord had been using it as a doss house for him/mates after nights out on town etc)
