Building Code?

I live in a very nice flat in a nice building in Bristol. We pay £100/month just for the management fees so the building is taken care of.
Things were great and the building was professionally cleaned every week, the outside windows done every couple of months and anything that broke was fixed quickly.

Then, a year ago, the management company was changed to a different one. Now we're lucky if they clean once a month, the windows are never done and when things break, they stay that way.

The bin store room (where we put our rubbish) had the light go out in it. This left the room the blackest darkness. If the door was to swing shut, which it often did, you could not see a thing. It took them 4 months to fix this light even though it was a bad health and safety hazard.

Now, the fire doors are controlled by electro magnet and they've all stopped working. This was months ago and they still haven't fixed it so if there is a fire, it's going to go right through the building.
Of the emergency lights, 80% of them are non functioning and almost half the regular hall lights have burnt out as well.

The front door has a system connected to the phone line. I can just use the keypad to gain entry to the building and if someone buzzes our flat, it rings our telephone. This has now stopped working so any packages we order, the couriers cannot deliver them.

I realise there probably isn't much I can do about the door if they refuse to fix it but surely there is some agency I can contact regarding the lack of emergency lights and fire doors. I know back in Canada, there was a government agency which handled the building code and I could just complain to them. Surely there is an equiv in England?
 
These maintenance contracts are terrible, I'd be interestedto hear if anyone has managed to opt out, or amongst the residents oust the company.

A quick phone call to your Local Fire Brigade and ask for the Fire Prevention/Safety Officer will get this sorted much, much faster than you will. I'm pretty sure it's a quite serious Criminal offence if it's a Leased Multi-Occupied property.
 
Get down to your Fire station and speak to the duty officer about those fire doors. As doofer said, they will get it sorted in no time at all.
 
Get them down to a Leasehold Valuation Tribunal (LVT) and challenge the amount you are paying for the now vastly reduced service.

Can you not read? This is **** all to do with how much he pays, it is about safety and the law; what you suggest may well be a secondary option but first things first.

Yes, I can read thank you very much, the first half of the post is about the reduction in service; agreed, the safety issues need sorting ASAP, but that doesn't preclude him from starting an LVT too.
 
If you don't get anywhere with the local authorities, you can form a Leaseholders' Association. If 60% of the leaseholders sign up, you have the legal authority to remove the management company and put another in charge of the building.

My block has a Leaseholders' Association. Whilst we haven't kicked out the management company (yet), we have managed to scare them enough to get their arses in gear. Some of the stuff that they get away with when no-one is checking is unbelievable!
