Being up for whatever means nothing currently, I would get looking for something else and see how much people are willing to drop the price.

Do you need to stay in the area that you are in for any specific reason?
 
The budget is somewhat less than that ;)

Also, why the need for a 4 bed? You are paying a lot of money for a rather pants house. Do you need all 4 rooms?
Surely you are paying extra for nothing (rent and running the house!)
 
Part of the week I share the school run with my ex, so within commuting range is needed.
Right now both girls go to the same school, but the youngest will be going to the school 150m away.
 
How do you know that the landlord isnt using you for the labour and then will ditch you at the end of your term and gain full market value? Thats what he appears to be doing on the face of it.
 
£800/mth I wouldn't call 'a lot of money' ... it's all dependant on area. Crieky, I pay that for a 2 bed flat :/ However, as the guys have said, surely all the work should be being done by the landlord? How can they re let a property before cleaning it out?

he's not paying rent while he's doing it up. Happy renter gets place how he likes it. Bonus for owner ;)

it is a lot imo, for what it is. I could find loads of places i would rather live for cheaper which is my point. Hell compared to some places it is cheap, i rent a room in a shared house for 500 a month, so comparatively its cheap..
 
End of week 1, the story so far.

Mucho hammering, fillering, sanding, burning, ripping, bashing and filling my car about 9 times for the tip means the rooms are starting to show what can be done with them.

The cabinets either side of the fire were a lot deeper than they looked, and the landlord is happy to brick up the fireplace if i remove the gas fire, meaning the room get's some width back.

First job is to get the youngests bedroom "usable", then she's got somewhere to play/distract herself while we carry on with the rest of the house.

He doesn't, but why not take the gamble? He always mentions he has rented from this person for 9 years...

Except for personal labour he will not lose anything of monetary value, and if everything goes ok gains the benefit of having a rented house furnished exactly how he fancies.

...And the world wouldn't tick if an element of trust did not exist ;)
 
I've heard of this concept before, think it may have featured somewhere on terrestrial telly. Landlords (and councils) rent for free certain properties that they can't rent ("tennant" looks after them) or need somebody present (going to be knocked down).

I think the downside is that then the "tennants" need to be able to leave at the drop of a hat.
