House buying in Northampton. Best postcodes?

First of all I'd like to thank all the people that replied to my Corby/Wellingborough thread. I appreciate your input.

I am also looking at Northampton, in particular the NN4 postcode.

Do you have any views/input on places like:

Wootton,
Far Cotton,
Hardingstone

or any other good postcodes/places in Northampton?

Wootton and Grange Park are some of the best areas in Northampton..

I live in NN4 - Wootton. Houses aren't all that cheap though.

There is Wootton villiage, and Wootton Fields. Wootton Fields, where I am is the newer estate and its fairly nice.

Its about 3 - 4 miles from town centre but has a rather decent bus route.

NN5 - Duston etc is quite decent, but you need to be careful around duston.

Both Grange Park, Wootton and Duston for that matter are really easy access to the M1 are not in the town centre and have schools and are mostly well sought after.

Wootton has an excellent school, and has very good access to dog walking and is not far from Hardingstone.

Hardingstone is more a village tagged into Northampton, its very nice, much older then Wootton fields, and has some really nice old houses as well as new. Again its regarded as a nice area.

The NN4 catchments also include East and West Hunsbury, East is ok, nice areas and has the very exepensive collingtree are, West is very nice but also quite expensive.

East Hunsbury has a few rough areas though. Stay well clear of brier hill, its very nasty and is on the back of East Hunsbury.

To be honest, NN4 is some of the best areas in Northampton, well developed and decent access to pretty much everything, and 20 mins from central Milton Keynes.

Does it have to be Northampton?

There are a few other places within a 20/30 mile commute.

Northampton is Ok - ish. Much better then Corby and Wellingborough.. Agree though, some nice places if you want to travel into Northampton.

Chapel Brampton is very nice
Hackelton
Weedon has some nice areas...

I am looking at places that are up to 1 hour train-ride to London. Northampton seems to be relatively cheap to buy a small house compared to other areas (like Hertfordshire for example) that I've looked at. My price range is circa 110,000 (I know, not a lot) but there are a few opportunities in the NN4 that could make it possible to settle there.

I am not bothered by the distance to the train station as I do intend to drive a car there (I prefer it if the alternative is to be close to the centre - and I know the northampton centre is a bit crap). I am generally looking for rural (or otherwise quiet) areas to get a first house so it seems I am pressed towards 1 hour away train-rides from london (without adding tube times and drive-to-train-station times). Anything closer seems too expensive at the moment.

If you have any other suggestions I'd be happy to hear them of other areas which are nice/quiet and at that distance/price-range as I am not familiar with areas at all.

Sounds like Wootton, Hardingstone and all the other areas you have mentioned so far are quite good and what I like.

anyone with an opinion on Far Cotton, it seems that house prices are lowish there.

Far cotton isn’t too far from Northampton train Station, its closer to town centre. If you moved to Wootton you would pass through far cotton to gain access to the train station anyhow.

You could even get a bike and cycle to the station from Far cotton if you wanted to save on petrol and parking charges.

Far cotton has some nice, and some bad areas. Delapre is even closer backs onto far cotton and that has some nice houses as well, but again you need to pick your spots. Its more affordable then Wootton and has a nice park (daytime, bit iffy at night) and its easy access to the train station.

You can easily walk to the train station from Delapre, about 30 mins, average.

Northampton town centre isn’t crap, its just basic. It has all you need, Northampton is so close to Milton Keynes anyhow, so if you want night life and shopping, then MK is just up the road, so to speak.

Seeing as you need to get to the train station each morning, then Wootton, Grange Park, Hunsbury, Far Cotton and Delapre are your best options.

For the love of all things, please do not go anywhere near the train station, such as Grafton street. Its very rough, worse then the Easton district.

Oh parts of knigsthorpe is nice, but that’s on the other side of town, and its known for very bad traffic in the morning, it would be a nightmare to get to the station each day.

Could you elaborate a bit on the nice places of Delapre and Far Cotton? Where would you suggest?

If you were to pick one of the areas I mentioned so far which one would be your choice? I mean, prioritising Wootton, Hardingstone, Far Cotton, Delapre, Wootton Fields etc ?
 
Well for me I’d say Wootton Fields, but only as this is the place I settled when I was looking around for a house in Northampton.

Going from my own personal choice then from your list I’d say from top being preferred and bottom to being somewhere I’d consider if the price and area was right then –

Wootton Fields
Wootton
Grange Park
Hardingstone
Delapre

Far Cotton

Delapre, best areas on around London Road to the right of the park, lots of older council houses, but don’t let it put you off. Its been mostly purchased up by home owners and there are some lovely houses, with access to a lovely park, and is well regarded despite being quite old and to many what looks a rough area.

Far Cotton is a mix and has pockets of good and bad and the only thing you can do is take a drive around the area and see for yourself. It has a main road, called Towcester that sees Far Cotton on both the left and right side, lots of old terraced houses once you branch off the main road and into the housing estates, its harder for me to say where to go, but mostly the semi and detached houses towards delapre off Towcester road going towards delapre post office are the best or better areas.
