First time buyers

Just found out that th flat us for sale by another estate agent, which I didn't know wa possiable.

Yup you can have your place on for sale with as many agents as you want.

However if you're not sole agency you'll usually pay more in commission when it does sell than you would by just keeping it with one agent.
 
Anyone know of a site where you can keep tabs on certain properties, and that tells you when the price goes up/down?

rightmove with the property bee addon for firefox, will show any changes but not sure if it will notify you. You will be able to see any changes in the listing and when they were listed. Make sure you sign up to get the full benefits (it's free).

Jimmy we're looking to buy a house at the moment and keep on our existing flat. Out of all of the banks and building societies we've seen so far Alliance and Leicester have been miles ahead of the others, beating most by at least 1%. Offers in the branch with an advisor have been better than advertised ones too.

It's definately worth shopping about, was stunned at the different deals you can get, some look great on paper, low percentage, but once you add up all of the various fees it starts to muddy the water a lot!
 
in regards to bying a house, you need at least minimum of 10-15k this is to cover fees ect and possibly deposit, depending on how much the house/flat is. there are other schemes out there New Buy Schemes.

New Buy Schemes = where the government pay a percentage/shares towards your new property and you get a morgage for the rest which is normally 25% so instead of having to save 25k you only need to save 10k, however you do have to pay the government back a certain amount each month, if mind remembers is about £130 a month so it's basically like rent, the good thing about this you can buy more shares from the goverment and end up owning the house fully. if you are looking to buy try and get an AOP which is acceptance on principle. with this it Doesn't affect your credit score as it's only an enquiry to whether your mortgage is accepted, however i would not do it more than 1 time for at least a couple of months as it will look like your desperate.

I'm registered on homebuy, been on there for a few weeks and they've already emailed/posted about 6 properties, excellent service but have yet to actually follow any of them through.

You only reuiqre a deposit of £3,500 with homebuy as well.

yeah i was registered with them last year, however due to the lack of properties available i went down the renting route.

We are in the process of buying using the HomeBuy Direct Scheme, exchanging contracts next week.

We need to raise 70% of the property's value by way of mortgage and 5% deposit, and the remaining 30% of the property is done via an equity loan from the developer and government.

This 30% loan is interest free for the first five years, then you start paying interest at 1.75% p/a (paid monthly).

We plan to sell in 3 years, so the equity loan will be covered by the money made on sale.

Just be aware, some new builds don't have any sort of flooring included in the price, so make sure you have additional savings on top of all the fees like stamp duty/solicitor's fees/etc. The scheme lets you keep back £5000 for flooring/furnishing/etc.
 
Homebuy scheme works really well if you do your homework and have the money saved, get as much info as you can, work it total your outgoings and how much money youll have left.

what you have to remember that as you own the property if things go wrong you need to pay it.

just an example so will not be accurate per month

Mortgage - £300 - £400
Buildings and contents Insurance = £16?
Electric = £25
Gas =£40
Food = £120 or more
Council Tax = £110 or more
Water = £50

if you drive
petrol = £40 depending how far you travel
Insurance = depends what car you have/ age ect.. £60?

You also need money saved for emergencies if your boiler breaks ect.... £50 - £100 a month

if you add all that up it comes around £900 - £1000 each month thats not including sky/broadband, mobile phone, furniture,

so you really need to sit down and work out how much you will have left, if your left with nothing your spending over your means

This would included in our case:

Flooring
Boiler/radiators
Cooker
Washer/Dryer
All plumbing
Lighting and plugs

We also get 10 year NHBC insurance.

Iam a single guy taking home £1100 a month I've got works van so no fees for fuel/tax/insurance etc.

Hope my out goings are know more that £700-800 really. I haven't worked out the bills I will have to pay I've got a rough idea.
 
think you need kids to get working tax credits

mortgages are easing at moment, witha 10% deposit you should be able to borrow 4x earnings

20% deposit will get you a much better deal though

Incorrect. But if the OP is single and can rent a property themselves, its unlikely their salary is low enough to qualify.

Someone working 30hr a week at the minimum wage £5.80/hr (£9048 total), would get only £189.09 WTC for the year. This amount increases if you are married and/or have children. Children also entitle you to CTC.
