Ending a tenancy agreement

As a landlord i take it as my responsibility to find out if tenants are staying on at the end of their agreement, and to find alternative tenants so there is no empty period in the house.

That's what the notice period is for, so the landlord can find new tenants. It is a very standard contract that rolls over till you hand notice in. They however sometimes ask you to sign a new contract if they want you of the roll over and back in a minimum term contract.
 
We had spoken to them, they were expecting us to continue for the next year, I'm about to send the letter stating we'll be moving out in 2 months, as par with the agreement
If you haven't signed the new lease/tenancy agreement then just tell them you are moving out when it expires.

This, they cannot expect that you will renew without any agreement from yourselves.

If the tenancy agreement stated something like "after the 12 month period, you will be renewed on a rolling contract until your request termination" then fair enough, but they haven't got anything in writing to that effect, so you cannot be legally held to it.
 
Failing all of the above, just move out and post the keys through the letter box.

As krooton says do this. We still gave ours a months notice in month 11 of the tennancy, but you shouldn't have to. I'm not up on the legality side but can you wait 2 months, as I'm sure that if you try and screw around leaving early then they are more likely to try and screw you over even more!

yea, at the moment it'll probably be easier to have 2 months to sort out my moving plans, as opposed to cramming it all into one month, and just leaving and not saying anything, runs the risk of forfeiting the deposit etc, guess it'll just be easier to bite the bullet, hold off on moving for an extra month and deal with it, hopefully
 
I had the same problem as OP, it said in my contract that i had to give loads of notice. Turned out as I heard from a mate who had used that particular agent before, that I was able to hand a months notice at any time. Depends on the agent I guess. Suppose it gives them a lot more time to sort out the next occupancy.

Or tell the agent/landlord that you are not signing the new agreement, and legitimately move out in one month. :)
