Ahh the joys of water leaks..

So I come downstairs to find the kitchen ceiling paper starting to pull away from what is obviously a sodden bit behind it. There's a pool of water on the cooker top..

Above the area is the hot water tank and bath - checked under the bath and there's no water leak, checked all the pipes from the hot water tank and there's no leak there either.

So I'm sat here awaiting the Plumber with the water turned off.. and I've not had a coffee today :( Luckily there's water still in the kettle.. I need a cuppa!

Ooo, where are you? Could make myself some bank holiday money!

Id say, if the cylinder is above the kitchen then check the bottom of the cylinder, if its an old one they leak at the bottom sometimes. Or it could be under the floor, is the water still dripping now you've turned the water off?

Home insurance - yes. Water dripping after switched off - no. Oddly my sister's hubby has just retrained as a plumber.

The plumber as just called is on his way..

To make matters worse it appears my web hosting is down for a service or something so you're just going to have to wait for the pictures..
 
Ok, he's been.

Hot water tank - checked, no leak.
Cold water pipes - checked, no leak.
He checked the seal on the bath - there's a leak where the water runs down past the sealant.

I'm currently renting this place and it appears the block that came in to do the seal didn't do a good job - this is therefore (in my opinon) 100% a rental agency issue. Their bloke did this recently (that did the job when I was not present - I was at work) has clearly caused the damage to the kitchen ceiling..
 
regardless of what was leaking, unless it's a result of you damaging it - surely there'd be no question it was down to the rental agents to sort. That's the whole plus side to renting!!

Yup, pass it to the agency to deal with. Although they may push back on you calling your own plumber (just argue that). If it were me I'd have called the agency to fix it in the first place and only called a plumber if they could not be contacted.
 
Well...

1. The Emergency plumber originally said "it's not the pipes it's the seal around the bath". Phoned the agency (renting atm) ..

2. Friday night - found water on the kitchen ceiling dripping through so I switched the stop **** off. I know it wasn't the bath because I've been using the gym. So I switch the stopcock off and sure enough the dripping stops..

3. After a miscommunication the guys arrive this morning bright and early. I explain everything.. including the the stopcock, the dripping and the fact that I've not used the bath. So they decide that (a) they'll reseal the bath and (b) fix the kitchen light that mysteriously has stopped working..
The bath sealing a far better job and the light is duly replaced.. the stop **** is turned on again and all is well.. they tell me if there is a leak then someone will probably have to rip the ceiling out rather than rip the floor up as the ceiling would need looking at anyway..

4. I just popped downstairs to fix a snack and the top of the cooker, the kettle and the work surface is a paddling pool again. A small but obvious leak dripping from the ceiling. The bath is still full of water to weight it down whilst the silicon seals.. no dripping from the waste pipe (put a sheet of paper underneath to check).
So the stopcock, once again, is reinstated to the "off" position and I've left a voicemail at the agency..

Hmm.. going to have to ask a friend if I can borrow his washing machine at this rate!
 
Had a very similar experience when I was renting my old flat. Had the agency out 3 times to an intermittent leak, they checked the upstairs flat, our flat, even cut a hole in the ceiling and couldn't work it out. One cheeky git even said to me 'I've been working with leaks for 20 years and I can't see any evidence of a leak'.

Obviously when they sent someone out the 4th time who wasn't a total numpty he realised that the sewage pipe for the flat above ours' sink was leaking. Lovely.
 
Sherlin - I think it would be wise for you to read the FAQ in regards to commercial companies on this site. As it is a privately funded forum.

Just to close the thread.. it turned out to be a overflow pipe leaking. The cause of the overflow and the pipe are now fixed.
