Hi everyone

I wonder if I might be able to get some help from the scarily good detectives on here.

I can't say too much and unfortunately I can't post any relevant information on here as it's a client that owes me money and for a variety of reasons (read excuses) is dodging payment.

So obviously I can't post anything about the person or their personal details, but I do need to check some facts and I'm coming up a bit blank.

They are a previous customer so I have some details on them but I need to check they are accurate before I proceed. It's got to the stage now where I want to send them a final written warning to their home address saying if they don't pay I'm going to take steps to recover the debt.

The address I have them listed at is a flat so what I want to know is if they are still there so the letter can go to the right place.

I have tried searching on 192.com and it shows they are on there, but I have to sign up (and pay) to see the electorial roll details, which is only listed for 2003-2007 for that particular person which is no good.

I've looked on houseprices.co.uk and I can see that in the last few years the flat hasn't changed hands, but that doesn't help, as if they are renting off the landlord the tennant could have changed but the landlord has stayed the same.

Finally I have looked on the Land Registry and I can see that there is no information on the property available, I'm guessing because there has been no change in many years...I still can't see if it's freehold or leasehold though...and it still doesn't help.

What I really need is to find out is whether the place is theirs or if the place is rented...if it is rented is it possible to find if the lease has changed hands in the last 16 months?

If it hasn't changed hands I know they still live there and I can send the letter confidant in the fact it is going to the right place and person.

P.S. Before anyone suggests ringing them, I have tried that and it didn't go well, I have a feeling they will ignore my emails as well.

I have spoken to legal bods and their advice is to get the persons address and take it from there.

This, maybe get a woman to do it, even less obvious that way.

Facebook stalking with fake account, helped me track down tenants who did a runner without paying, all you need is some hot birds picture to use as your real picture and off you go!!!! (Build up 100 friends before even asking them to be friends)
